Hello, Lettie.

I would like to ask for advice regarding paint options for home exteriors in a coastal area as my house is located near the sea in Samar.

Thanks and hoping to hear from you.

Best regards,
Boysen User A

Hi, Boysen User A.

There are a couple of paint problems that homes in coastal areas are more prone to because of where they’re located. There’s paint deterioration due to high alkalinity and mold, mildew, and fungi infestations. I’ll base my paint recommendations around those potential issues.

Homes in coastal areas

To Combat Paint Deterioration

Because of its proximity to the sea, coastal areas have high alkalinity. This can cause paint to fade and age faster than it’s supposed to. To combat this, more durable paint is needed. Plus, a degree of water resistance is also a good thing to have for homes near the sea. Here are some paint suggestions:

Konstrukt Permaplast K-201 High Performance Acrylic Skimcoat

Use as skimcoat for its water resistance

Konstrukt Permaplast

Konstrukt Permaplast K-201 High Performance Acrylic Skimcoat is applied on new concrete and before a primer and topcoat. Its water-resisting properties make it a good choice for homes in coastal areas. Because it is a skimcoat, it also smoothens a cement finish and repairs surface defects like cracks, gaps, and honeycombs as long as the imperfections are 2mm to 3mm in thickness.

Boysen Acrytex

Use as exterior topcoat for its durability

Boysen Acrytex Topcoat

Boysen Acrytex’s formulation makes it exceptionally hardy. It’s a great choice for homes near the sea as it will be able to withstand the alkalinity of the area. Unlike water-based paints for concrete, Acrytex is a solvent-based coating. This gives it excellent adhesion and long-term durability making it highly resistant to fading, cracking, flaking, peeling, and discoloration.

In addition, Boysen Acrytex also forms a watertight, non-porous film that can repel water and prevent seepage—something homes in coastal areas may need.

To Combat Mold, Mildew, and Fungi

Homes in coastal areas can be prone to mold, mildew, and fungi infestations due to high humidity and moisture in the area. Sadly, it’s a particularly pesky problem as infestations like these do tend to come back.

Regular maintenance, such as being diligent with cleaning to control their growth, can keep them at bay for some time. However, if your home is especially prone to this type of problem because of the area where you live, regular maintenance can very easily get tiresome. Prevention is better than cure. Here are some paint suggestions:

Boysen Wallguard

Use as exterior topcoat for its resistance to mold and mildew

Boysen Wallguard, a new breed of latex paint, has many superior benefits as an exterior paint. For one, it has a high resistance to mildew—good for homes in coastal areas. It is also highly durable and able to withstand exposure to different types of weather. It resists dirt and dust as well as fading, cracking, and peeling which all help your paint to look fresh for a long time.

Boysen Healthy Home or Virtuoso Silk Touch

Use as interior topcoat for its resistance to mold and mildew

Boysen Healthy Home and Virtuoso Silk Touch

Boysen Healthy Home and Virtuoso Silk Touch are premium, water-based, interior paints that have been formulated to provide defense against mold, mildew, and fungi. They also have antibacterial properties that can protect walls against harmful microbes like E. coli and Salmonella. Both paints are also odor-less, low-VOC, and lead-free.

Boysen Healthy Home dries to a satin finish and Virtuoso Silk Touch comes in a matte finish with easy-clean technology. Both are excellent picks and come in a wide range of colors.

Hope this list proves useful to you. Good luck!
