Filipinos are surrounded by oceans. 54% of all municipalities in the Philippines is considered to be in a coastal area and 62% of the population live in a coastal zone, according to the Department of Environment and Natural Resources. Being near the sea, however, can cause paint problems. To keep coastal homes in pristine condition for as long as possible, experts at Boysen have recommended an easy-to-follow painting guide.

For homes in coastal regions like Batangas and Palawan, paint deterioration is a common issue. This is due to the alkalinity of the area because of its proximity to the sea (which is alkaline in nature) which can cause paint to fade and age faster than it’s supposed to. (As a quick refresher, something is considered alkaline when its pH level is greater than 7.) To combat this, more durable paint is needed. In addition, a degree of water resistance is also a good thing to have for homes near the sea.

To prevent paint problems and protect the paint of homes in coastal areas, follow this recommended painting system:

Exterior Surfaces

1.   For water resistance, use Konstrukt Permaplast K-201 High Performance Acrylic Skimcoat

Konstrukt Permaplast K-201 High Performance Acrylic Skimcoat is applied on new concrete and before a primer and topcoat. Its water resisting properties make it a good choice for homes in coastal areas. Because it is a skimcoat, it also smoothens a cement finish and repairs surface defects like cracks, gaps, and honeycombs as long as the imperfections are 2mm to 3mm in thickness.

Use Konstrukt Permaplast K-201 High Performance Acrylic Skimcoat by mixing it with sifted cement at a 1:1 ratio. Make sure not to add water. Dampen the concrete before application then apply the skimcoat with a trowel.

2.   As an exterior paint, use Boysen Acrytex

Boysen Acrytex’s formulation makes it exceptionally hardy. It’s a great choice for homes near the sea as it will be able to withstand the alkalinity of the area. Unlike water-based paints for concrete, Acrytex is a solvent-based coating. This gives it excellent adhesion and long-term durability making it highly resistant to fading, cracking, flaking, peeling, and discoloration.

In addition, Boysen Acrytex also forms a watertight, non-porous film that can repel water and prevent seepage—something homes in coastal areas may need. It can also serve as a moisture sealant for concrete and a stain inhibitor for wood.

Boysen Acrytex is recommended to be used on new concrete or concrete previously painted with Boysen Acrytex. It is not recommended for application over oil-based and water-based coatings. Aside from water resistance, the alkalinity of the area is also less of a concern when indoors so solvent-based paint like Boysen Acrytex may no longer be necessary.
